The four LTR categories
Every condition has to be kept up for as long as you hold the visa, including income, investments and insurance.
Wealthy Global Citizens
At least USD 1 million in assets, USD 500,000 of it invested in Thailand (Thai government bonds, Thai companies or Thai property), and USD 80,000 a year in personal income over the past two years. The investment must be in place before you apply.
Wealthy Pensioners
Aged 50 or over, with passive income such as a pension, rent, dividends or interest of at least USD 80,000 a year. Between USD 40,000 and 80,000 a year, you also invest USD 250,000 in Thailand. Salaries do not count.
Work-from-Thailand Professionals
Remote workers employed by a listed company, or by an established company with at least 3 years in business and USD 50 million in combined revenue over the last 3 years. Income of USD 80,000 a year, or USD 40,000 to 80,000 with a master's degree. No Thai work permit in this category.
Highly-Skilled Professionals
Experts in the industries the Board of Investment targets, working for a Thai or foreign company, a university, a research centre or a Thai government agency. Income of USD 80,000 a year (or USD 40,000 to 80,000 with a master's in science or technology) and usually 5 years of experience in the field.

LTR or another visa?
The LTR suits people who clearly meet one of the income or asset tests and want to work or invest in Thailand. If you are 50 or over with a smaller income, the retirement visa asks for 800,000 THB in the bank instead. If you want a long visa without proving income each time, Thailand Privilege works with a one-off membership fee. Remote workers below the LTR income level can look at the DTV.
