Documents you will need
The Foreign Ministry lists these for an application at an embassy:
- A passport valid for at least 18 months.
- Completed application forms, passport photos and a personal data form.
- Proof of money: a bank statement with an original bank letter, or an original income certificate.
- A police certificate from your country of nationality or residence, no older than 3 months.
- A medical certificate from the country where you apply, no older than 3 months, showing none of the listed prohibited diseases.
- For a spouse who comes with you: a notarised marriage certificate.
Embassies publish their own lists, and some, such as the one in Doha, take applications online through thaievisa.go.th. Check the list of the embassy you apply at; the partner law firm can do that for you.
Who the retirement visa suits
- You are 50 or over and do not plan to work in Thailand.
- You can keep 800,000 THB in the bank, or have a steady income of 65,000 THB a month.
- You are fine with renewing every year and reporting your address every 90 days.
When another visa fits better
- You want one visa for many years. Thailand Privilege covers 5 to 20+ years with a single membership fee.
- You have a high pension or passive income. The LTR visa has a pensioner category with a 10-year visa.
- You are under 50. Look at the DTV or Thailand Privilege.
O-A visa or a retirement extension?
People use "retirement visa" for two things. The first is the O-A visa itself, applied for at a Thai embassy or at the Immigration Bureau in Bangkok, which gives a 1-year stay. The second is the 1-year extension of stay that the immigration office grants inside Thailand when you still meet the money rule; the Foreign Ministry describes this extension on the same page. The documents and steps differ, so the partner law firm will tell you which one applies to you.
Thailand retirement visa FAQ
How much money do I need for a Thailand retirement visa?
The Thai Ministry of Foreign Affairs lists 800,000 THB in a bank account, or a monthly income of at least 65,000 THB, or a mix of both totalling at least 800,000 THB a year. Checked 25 October 2026.
What is the minimum age for the retirement visa?
You must be 50 or over on the day you submit the application.
Can I work on a Thailand retirement visa?
No. The Foreign Ministry says employment of any kind is strictly prohibited on the O-A visa. If you need to work, look at the LTR visa or a work permit route.
Do I need health insurance?
The Thai embassy in Doha lists health insurance with cover of at least 3,000,000 THB as a required document. The Foreign Ministry O-A page does not list it. Requirements can differ by embassy, so check with the one you apply at, or ask us and the partner law firm will confirm.
How long is the retirement visa valid?
You may stay for 1 year from your first entry. After that you can apply in Thailand for a 1-year extension if you still meet the financial requirement.
Can my spouse come with me?
Yes. If your spouse is not eligible for the O-A visa, the Foreign Ministry says they will be considered for a Non-Immigrant O visa. A notarised marriage certificate is needed.
Can I apply for a retirement visa from inside Thailand?
The Foreign Ministry page names the Immigration Bureau office in Bangkok as a place to apply, besides Thai embassies and consulates abroad. Whether you can switch from the visa you hold now depends on your case. Ask the partner law firm.
Is the retirement visa cheaper than Thailand Privilege?
The visa fee is far lower: 5,000 THB on the Foreign Ministry page against 650,000 THB and more for a Thailand Privilege membership. The trade-off is that you must show the money each year, meet the age rule and renew yearly, while Thailand Privilege covers 5 to 20+ years with one fee.
